The room name changes the arrangement
The hotel’s own room list separates Superior, Deluxe, Deluxe Connecting, Family and Villa accommodation. Superior 201 Khum Pin and Superior 301 Nang In are listed at 35–40 square metres with a king bed and a maximum of two people. The larger footprint does not mean they have the same layout as a family unit.
Deluxe Connecting 202 Ann Fon and 203 Jom Fah are listed at 40–45 square metres, with king and twin configurations respectively. Patthapee Family Room 100 is listed at 50 square metres for up to four, while Himalaya 101 is described as a 45-square-metre main room plus a 35-square-metre smaller room. These distinctions matter more than choosing a category solely because the first photograph has a balcony.
For a family interested in two sleeping spaces, Himalaya’s paired arrangement is the more relevant detail to examine. A larger single room can still leave everyone sharing the same sleeping environment. Confirm the named unit attached to your reservation because the hotel’s room descriptions are individual, rather than a guarantee that every Deluxe looks alike.
A small property with stairs and a small pool
The official shared-spaces page describes a courtyard, art-filled lobby, pool and Caravan Bar, together with a hand-prepared breakfast. That gives At Niman a place to spend time between outings rather than just a reception desk and bedrooms. The pool should be viewed as part of this intimate setting, not as a large resort facility.
A September 2026 Deluxe guest praised the room and service but specifically mentioned using stairs. An August Deluxe guest had a much less comfortable experience, describing a compact bath, inconvenient sockets and confusion over the upstairs reception. Those are individual accounts, and the hotel disputed or clarified some details in its response. The useful common point is to examine the actual bathroom and access arrangement rather than assuming large room dimensions answer every practical need.
The evening outside can reach a room
Two January 2026 guests reported music from a neighbouring restaurant or bar. One found it tolerable; another called it the main drawback. A May guest in a two-bedroom unit singled out the smaller room as noisy. These accounts support asking about a particular room’s position, not declaring every room noisy or promising an exact time when music stops.
The same guest collection includes an August Superior guest who liked the terrace and found it easy to return during the day. The appeal is therefore a combination of personal room design and access to Nimman’s everyday dining and shopping. It is less persuasive for someone who wants the hotel surroundings to be consistently quiet by definition.
Use Nimman as a different Chiang Mai base
The address is 37 Soi 9, Nimmanhaemin Road, west of the Old City. Wat Phra Singh and Wat Chedi Luang remain separate city journeys from here. Doi Suthep also needs a mountain-road trip; being on the western side of Chiang Mai does not make the temple accessible from the hotel on foot.
At Niman makes particular sense when a temple itinerary also leaves room for Nimman itself and when the named accommodation suits the group. Its detailed room choices reward a closer comparison. Travellers needing straightforward lift access, a generous swimming pool or distance from nightlife have concrete reasons to consider a different kind of base.
