A studio is already a substantial room
The hotel lists Studio Suites at 46–54 square metres, with a separate living area. Its One Bedroom Suites are 61–76 square metres and include a washing machine. Two Bedroom Suites expand to 103–115 square metres, with a full kitchen and two en-suite bathrooms, each described with a walk-in shower and separate bath.
Those are meaningful differences for a group spending several nights in Chiang Mai. The washing machine is an explicit One Bedroom feature, while the full kitchen and two bathrooms distinguish the Two Bedroom option. Do not treat the largest suite’s facilities as a list automatically included in every studio. For a couple, a generous studio may already provide the space missing from a conventional hotel room.
The living facilities matter between outings
An August 2026 Studio guest on Trip.com described a microwave, fridge, stovetop, plates and cutlery, together with a seating area. That account supports the idea of using the room for more than sleeping, without suggesting guests must cook to make the hotel worthwhile. A living area can be useful for a longer break between the mountain excursion to Doi Suthep and an Old City temple day.
Booking.com describes the property as self-catering suites and apartments. Its room information also lists dining and seating facilities. The practical attraction is the separation of activities: unpacking, reading and eating need not all happen on the bed. Families still need the actual sleeping configuration rather than assuming a suite name alone establishes capacity.
Recent accounts distinguish cleanliness from age
A September 2026 Studio guest who received an upgrade found the accommodation spacious and very clean, while describing the building as older. Another September Studio guest reported an odour in the first room and said staff moved and upgraded them. These are different experiences, and neither establishes that every room has a problem or that an upgrade will be offered to the next guest.
An August Studio guest liked the location but found the décor dated and breakfast choices limited. The same guest reported planes passing overhead during the day. That observation is relevant to someone who plans to spend afternoons working or resting in the suite. It should not become a universal claim that the hotel is silent at night, nor a guarantee of a particular aircraft schedule.
Pool time does not require a remote resort
A September 2026 One Bedroom guest particularly enjoyed the pool and gym. Expedia guest accounts also praise the pool and maintenance. These facilities offer a reason to return between city activities, while the apartment arrangement gives the stay a different rhythm from a small Old City guesthouse.
The address on Nimmanhaemin Road puts Kantary Hills on Chiang Mai’s western urban side, outside the Old City. The cafés, shops and restaurants mentioned by guests are part of the Nimman appeal. Wat Phra Singh and Wat Chedi Luang still require a separate journey into the old town. Doi Suthep is another outing by the mountain road, not a nearby temple walk.
Choose space with the location tradeoff in view
Kantary Hills suits a trip where the room itself is used during the day and a kitchen or separate living area has a clear purpose. Its strongest distinction is the documented suite range, not a claim that every facility is new. An Old City-focused short visit may value a different address more than additional floor space; a longer Nimman stay can make better use of the apartment layout.
